Overview of the Cedar Ridge Development

A real estate agent involved in the Cedar Ridge development has confirmed that one home is already completed, while another is currently under construction. This project is located near Edwardsville and is part of a larger subdivision known as Cedar Ridge. The development is situated off Old Carpenter Road, just outside the city limits but within the 1.5-mile extraterritorial review area. This area allows Edwardsville to review the plat for the development, ensuring it meets local standards.

In May 2025, the aldermen approved the final plat for Phase 1 of the development, marking a significant milestone in the project’s timeline. The homes being built in this subdivision come in two different styles: one-story houses with 2,100 square feet of living space and two-story dwellings with 2,400 square feet. These homes are expected to appeal to a wide range of buyers looking for spacious and modern living options.

The price range for the homes in the Cedar Ridge development varies significantly, from $750,000 to $2 million. This range reflects the high-quality construction and desirable location of the properties. The subdivision is designed with a focus on convenience and comfort, offering asphalt streets, curbs, gutters, streetlights, and sidewalks. These features contribute to a safe and well-maintained neighborhood environment.

Lot Availability and Pricing

Within the Cedar Ridge subdivision, there are a total of 36 lots available. Of these, 13 have already been sold, indicating strong interest in the development. The remaining lots vary in size, ranging from 2 to 3 acres. Each lot comes with essential utilities such as electricity, water, and fiber-optic service. However, residents are responsible for installing their own septic systems and propane tanks, which is a common requirement in rural or semi-rural developments.

There are 19 available lots within the subdivision, each listed at $175,000. Additionally, four lots located on Old Carpenter Road are available at a slightly lower price of $135,000. These pricing options provide flexibility for potential buyers, depending on their budget and preferences.

Construction Timeline and Background

Cedar Ridge Development LLC began excavation for the project during the winter of 2024 and completed the work by the fall of 2025. This timeline reflects the careful planning and execution required to bring such a large-scale development to fruition. The company has taken great care to ensure that the construction process adheres to all necessary regulations and standards.

The development is built on the former site of St. Catherine’s Golf Course, which operated from 1972 to 2006. This transformation of the land into a residential community highlights the ongoing growth and evolution of the Edwardsville area. By repurposing the former golf course, the developers have created a new opportunity for families and individuals seeking a peaceful and well-located place to live.

Community Features and Benefits

The Cedar Ridge development offers more than just homes and lots; it provides a sense of community and access to amenities. With its proximity to Edwardsville, residents can enjoy the benefits of a small town while still having access to urban conveniences. The planned infrastructure, including streets, sidewalks, and utilities, ensures that the neighborhood is both functional and attractive.

For those interested in purchasing a home or lot in Cedar Ridge, the current availability and pricing make it an appealing option. Whether looking for a single-family home or a vacant lot to build on, there are several choices available that cater to different needs and budgets. As the development continues to grow, it is likely to become a popular destination for new residents seeking a quality lifestyle in a welcoming community.
