The island is also a paradise for water enthusiasts, with world-class snorkeling and fly fishing opportunities just off its shores. The clear waters surrounding Treasure Caye make boat anchoring easy, allowing for seamless access to the ocean.

From almost anywhere on the island, you can step onto soft, sandy beaches that encircle it, offering easy access to the water and breathtaking views of the sunset. It’s also an ideal place to catch fresh seafood for supper. For those looking for a little piece of heaven closer to home, Mali Kosmać in the Šibenik Archipelago on Croatia’s Dalmatian coast is currently on the market for €700,000 (£603,377). This small island is the smallest property currently listed on the Croatian private island market, and its asking price is lower than the average cost of a terraced house in London.

Situated around 250 meters from the mainland and approximately 22 kilometers west of Split Airport, Mali Kosmać offers seclusion without complete isolation. The island itself covers around 1.2 acres and remains entirely undeveloped, unlike many larger islands marketed as luxury development opportunities.

Flat and covered in dense macchia shrubland, the island is characterised by typical Mediterranean vegetation, consisting of hardy shrubs and low-growing plants. Rocky shores surround much of the island, making access by boat a bit challenging depending on the weather.

While Mali Kosmać provides privacy and stunning coastal views, there is a significant limitation: local planning rules do not allow any construction on the land. This means buyers cannot build homes, hotels, or other properties there. The island is currently suitable only for farming and agricultural activity.
