The listing of the 232,000 square foot complex occurred just months after BJ’s Wholesale Club opened its doors and weeks before the new Target anchor store is set to open. This timing has left some customers confused about what the future holds for the mall. For shoppers like Carolyn Easton, who drives from Belchertown to shop at the crossing, the convenience of the new location is invaluable. It saves her a 20-minute trip to Chicopee, making it a vital part of her routine.
Easton expressed her concern about the potential change in ownership. “I didn’t even know that it was for sale,” she said. Her sentiment is shared by many in the Wilbraham and Ludlow areas, who rely on the convenience of the new hub.
Leasing and Financials
Despite the uncertainty, the property remains highly leased, with 99 percent of the space occupied by well-known national brands such as Hobby Lobby and Chick-fil-A. The previous owners, Onyx Partners Limited, secured a nearly $50 million loan for the project in early 2025. Now, less than a year later, they are seeking a buyer for the property.
While the exact asking price is not yet disclosed, regular customers are more concerned about the operational hours of the stores they depend on. For many, the key question is whether the convenience they have come to rely on will remain unchanged.
